<p>After Margaret Suanne Bone moved into the home of her grandparents, Sam and Margaret Bone, in 2000, she decided to further pursue this time-intensive but rewarding hobby. Her focus settled on the traditional Southern decorations that made her childhood so bright. In fact, many individuals choose to embark on an antique hunt because certain items hold sentimental value.</p>
<p>Collecting antiques is also an educational experience that teaches people about previous generations and their history. Seeking expert advice about past artifacts will make the process more rewarding, says Margaret Suanne Bone. Her results have taught her about the history of Tennessee. Antique groups meet regularly online and in person to learn from each other. Membership in an antique club is a convenient way to share stories about these prized findings.</p>

<p><b>Oceans2003: </b>Why is choosing the right person so important?</p>
<p><b></b><b>Scott Safadi: </b>Housemates are going into a financial contract together and sometimes one of the parties doesn’t hold up their end of the bargain. Many times, individuals just don’t plan for this type of situation and get stuck.</p>

<p><b>Scott Safadi: </b>Tenants must remember that in most circumstances, if two or more persons sign the same lease and one defaults on the rent, the other(s) will be liable for all rent and fees. This is a situation that can tarnish everyone’s credit.</p>
<p><b>Oceans2003: </b>What can lessees do to avoid problems with troublesome housemates?</p>
<p><b></b><b>Scott Safadi: </b>Sometimes problems arise no matter what, but a little work before signing with a housemate can be very helpful.</p>
<p><b>Oceans2003: </b>What steps should people take when seeking a housemate?</p>
<p><b></b><b>Scott Safadi: </b>Interview the prospect. Talking at length is a good way to find out more about the person and get a feel for whether or not you are compatible.</p>
<p><b>Oceans2003: </b>What topics should be covered in that interview?</p>
<p><b></b><b>Scott Safadi: </b>Discuss what you both like to do for fun, work schedules, significant others, whether either one smokes or drinks, or has pets. Make a list of criteria desired in a housemate and form questions around that list.</p>
<p><b>Oceans2003: </b>Is the interview a good place to talk about finances as well?</p>
<p><b>Scott Safadi: </b>Absolutely! Ask questions about work history and current employment. Don’t be afraid to ask for a credit report and a reference from an employer.</p>
<p><b>Oceans2003: </b>What if the interview doesn’t provide enough information to make a decision?</p>
<p><b></b><b>Scott Safadi: </b>If the decision is still unclear after the interview, this might not be the right candidate. For further research, call some references to help paint a more accurate picture.</p>
<p><b>Oceans2003: </b>How do lessees address safety issues when choosing a housemate?</p>
<p><b></b><b>Scott Safadi: </b>Surf social media sites, call former housemates, and talk to his or her co-workers. A criminal background check is also an easy and affordable way to gain peace of mind.</p>

<p><b>1. The right light</b></p>
<p>Many people still use the old teardrop shaped lightbulbs. However, the simple switch to spiral style energy-efficient fluorescent bulbs can save up to $70 per year and reduce lighting costs by 75%.</p>
<p><b>2. Out with the old</b></p>
<p>When it’s time to replace old appliances, check the sticker for the ENERGY STAR logo. These energy-efficient appliances can help reduce approximately 130,000 pounds of greenhouse gas emissions over their lifecycle. A big bonus here is that an average family can save up to $11,000 on energy costs over the course of the appliances’ lifespans when they switch to ENERGY STAR labeled products.</p>
<p><b>3. Beat the heat and rule the cool</b></p>
<p>Heating and cooling costs can tip the scales at over $1000 per year. Replace air filters regularly, install a programmable thermometer, and have central heat and air systems inspected and serviced annually for a 20% or more savings on these costs per year.</p>
<p><b>4. Seal the deal</b></p>
<p>Drafty windows and doors not only allow warm and cool air to exit the home but also allow tiny little pests to invade. A $5 tube of caulk or an inexpensive pack of weather stripping can go a long way to help maintain a home’s internal temperature and save money on heating and cooling costs.</p>
<p><b>5. Chill on the landfill</b></p>
<p>It may sound cliché but there’s a reason that the term <i>reduce, reuse, and recycle</i> has become so popular. Donate large items, reuse others, and recycle glass, metal, and plastic to help eliminate the massive volume of usable goods that are cluttering up the nation’s landfills and trash heaps.</p>
<p><b>6. Let go of the H-2-O</b></p>
<p>It takes an immense amount of energy to treat and filter water for domestic use. Additionally, many homes are still outfitted with old-fashioned inefficient water heaters. Run only a full dishwasher, fix leaky faucets, and turn off water when not in active use.</p>
<p><b>7. Compost the most</b></p>
<p>Americans discard an average of 40% of the food they buy each week. This organic matter could be used to fertilize the land instead of bogging down the landfills; compost this excess to have a more beautiful and eco-friendly lawn.</p>

<p><b>Q. Travis Jones, what was the primary focus of Rush Properties?</b></p>
<p><b><a href="http://TravisJonesRushProperties.com">Travis Jones, Rush Properties</a>:</b> For the past 15 years, my companies have focused on increasing home values through property improvements within Johnson County as well as assisting homeowners in foreclosure through various compensation options.  We serve both sides of the market.</p>
<p><b>Q.  What are some of the major misunderstandings people have of the foreclosure market today?</b></p>
<p><b>Travis Jones, Rush Properties:</b> First, most people think that what gets homeowners into trouble is some kind of financial irresponsibility.  That’s just not true. Usually, it’s the result of a job loss, medical situation or some other catastrophe.  In fact, in a recent poll nearly 60 percent of families seeking foreclosure counseling cited a lost job or cut wages as the reason they were facing foreclosure.</p>
<p><b>Q. What else?</b></p>
<p><b>Travis Jones, Rush Properties:</b> Well, many people think foreclosures only happen in bad or marginal neighborhoods.  That’s not true either.   According to Daren Blomquist, vice president of RealtyTrac, the market share of foreclosed homes under $1 million is declining, but those among properties valued over $1 million are rising – up 115% since 2007.</p>

<p><b>Travis Jones, Rush Properties:</b> I would want to tell them that foreclosures are very good bargains but that they should not expect to be able to “lowball” the bank with extremely low offers and automatically win out. We’ve all heard that banks have no interest in owning these properties.  But they’re simply not desperate enough to <em>give</em> them away. While foreclosures are usually purchased below market value, one should be leery of anyone claiming that they can consistently find properties for 10 percent.  According to a RealtyTrac analysis of foreclosure sales in the last seven months, the average savings on foreclosure purchases nationwide is approximately 29 percent below full market value.</p>
<p><b>Q. What other facts should buyers keep in mind?</b></p>
<p><b>Travis Jones, Rush Properties:</b> Many people think that buying a foreclosure is risky when in reality buying a bank-owned property is no riskier than any other real estate purchase.  When a bank sells a home there are no hidden costs to be worried about since they clear all liens before listing the home.  Also, foreclosed properties can be appraised and financed just like any other property.</p>
<p><b>Q. Travis Jones, what are some myths people might believe about foreclosures?</b></p>
<p><b>Travis Jones, Rush Properties:</b> Many believe that all foreclosures are in disrepair.  That’s not true, because many people are forced into foreclosure by circumstances beyond their control, not by irresponsibility.  In that case, the best thing for neighborhood home values is for an investor who has the means to improve the property to purchase it.</p>
<p><b>Q. What are some misgivings that buyers might have about purchasing foreclosures?</b></p>
<p><b>Travis Jones, Rush Properties:</b> Many think buying foreclosures is only for professional investors. Perhaps at one time this may have been true, but with all of the tools available to today’s buyers, such as online databases and realtors who specialize in foreclosures, more people than ever before have the opportunity to purchase them.</p>
<p><b>Q. Do some buyers worry about the homeowner?</b></p>
<p><b>Travis Jones, Rush Properties:</b> Exactly. Many fear that they will be taking unfair advantage of homeowners in distress.  While homeowners in default should be wary of unscrupulous buyers and investors who do try to manipulate sellers, many foreclosure buyers can actually help owners to walk away with something to show for their equity in the property.</p>
<p><b>Q. What does the foreclosure market look like today?</b></p>
<p><b><a href="http://TravisJonesRushPropertiesBlog.com">Travis Jones, Rush Properties</a>:</b> According to RealtyTrac, foreclosures were up 47% in March 2013 from a year ago.  While foreclosure rates leveled off last year in the second and third quarters, many economists and industry insiders are predicting foreclosures to surge again in coming months. <p><b>Charles Brennan:</b>  Dollar Loan Center provides short-term loans that help customers bridge the gaps in life that are, often, inevitable.</p>
<p><b>Q:  Where are Dollar Loan Centers located?</b></p>
<p><b>Charles Brennan:</b>  There are Dollar Loan Center locations in four states:  Nevada, Utah, South Dakota, and California. Our home base is in Las Vegas, Nevada.</p>
<p><b>Q:  In what way is Dollar Loan Center committed to giving back?</b></p>
<p><b>Charles Brennan:</b>  The goal of Dollar Loan Center is to improve the communities where centers are located by providing financial support to nonprofit organizations.</p>
<p><b>Q:  How much money does Dollar Loan Center donate annually?</b></p>
<p><b>Charles Brennan:</b>  Right now, between Dollar Loan Center and me personally we donate about $500,000 each year, but the goal is to get up to $1,000,000 in donations each year.</p>
<p><b>Q:  What types of organizations does Dollar Loan Center support?</b></p>
<p><b>Charles Brennan:  </b>Dollar Loan Center is mainly focused on supporting organizations that make the world a better place for children and children’s charities.</p>
<p><b>Q:  Which organizations in Las Vegas and Nevada has Dollar Loan Center supported?</b></p>
<p><b>Charles Brennan:  </b>Dollar Loan Center gave a large donation to the City of Henderson Little League, which is a great program, serving 700 kids each year.  Dollar Loan Center has also supported Opportunity Village for several years.</p>
<p><b>Q:  Besides charitable donations, what type of economic impact does Dollar Loan Center have in Las Vegas, Nevada and beyond?</b></p>
<p><b>Charles Brennan:  </b>Dollar Loan Center provides much needed jobs to 250 employees in Las Vegas, Nevada, along with great benefits, profit sharing and health insurance.</p>
<p><b>Q:  Does Dollar Loan Center have an impact that expands beyond its employees?</b></p>
<p><b>Charles Brennan:  </b>Yes, Dollar Loan Center works with numerous vendors in the area to keep the business running so well.  Dollar Loan Center spends millions of dollars each year at local, Nevada companies like Velocity Ventures, and Iverson Construction to name a few.</p>
<p><b>Q:  There are numerous Dollar Loan Center locations in Las Vegas, Nevada alone; does Dollar Loan Center lease or own its buildings?</b></p>
<p><b>Charles Brennan:  </b> Dollar Loan Center currently leases 36 buildings in Las Vegas and Nevada, putting about $200,000 each month into the real estate market that the state so desperately needs.</p>
<p><b>Q:  Dollar Loan Center has become a household name in Las Vegas, Nevada; advertisers in the state must benefit.</b></p>
<p><b>Charles Brennan:  </b>Exactly!  Dollar Loan Center spends millions of dollars and works with all of our local markets to infuse advertising dollars.  In Las Vegas alone we are on 16 radio stations, 10 times per day, 365 days per year.  Our core marketing is still formed around radio.</p>
<p><b>Q:  Where does Dollar Loan Center’s spirit of giving come from?</b></p>
<p><b>Charles Brennan:</b>  I am a strong believer in giving to those in need and that transcends everything I do, including my work at Dollar Loan Center.</p>
<p><b>Q:  What major contributions and impact has Dollar Loan Center had in other locations?</b></p>
<p><b>Charles Brennan:  </b>In Sioux Falls, South Dakota for example, Dollar Loan Center and I have supported the development and, now, opening of the Brennan Rock ‘n Roll Academy, bringing the first ever free music program to the underprivileged children of the Boys and Girls Clubs.</p>

<p><b>Oceans2003:</b> We are speaking with Rick Dover about his passion for historic preservation. Thank you for meeting with us today, Rick. <b> </b></p>
<p><b>Rick Dover</b><b>:</b>  Thank you. I’m excited to be here.</p>
<p><b>Oceans2003:</b> So my first question is, why preservation? Isn’t it easier to knock down an old building and replace it with a new structure?</p>
<p><b>Rick Dover</b><b>:</b>  Perhaps, but look at what you lose when you do that.</p>
<p><b>Oceans2003:</b> You lose an old rundown building?</p>
<p><b>Rick Dover</b><b>:</b> If you look beyond the outward appearance of the dilapidated structures, you’ll find a large part of a community’s history. History is what gives a community its character.</p>
<p><b>Oceans2003:</b> You value preservation over new construction?</p>
<p><b>Rick Dover</b><b>:</b> Most definitely. Protecting history through its structural remains is enough to validate preservation efforts, but there are many other reasons why historic preservation is valuable.</p>

<p><b>Oceans2003:</b> What are some of those reasons?</p>
<p><b>Rick Dover</b><b>:</b> Culture is one important incentive. Preservation of past eras and styles connect people with the past and with each other. It can be a strong motivation for social interaction.</p>
<p><b>Oceans2003:</b> Social interaction? I wouldn’t have thought that would be a factor.</p>
<p><b>Rick Dover</b><b>:</b> When people realize the significance in preserving a structure with historical value, instead of destroying it and rebuilding, they develop a sense of civic pride. People with pride in their neighborhood tend to work together to make other improvements in their community.</p>
<p><b>Oceans2003:</b> I can understand the importance of a connection with past generations being a common bond in a community.</p>
<p><b>Rick Dover</b><b>:</b> There is also the economic benefit. When historic buildings are made attractive to visitors, the community profits through increased tourism, greater household income, larger tax revenues, and added jobs.</p>
<p><b>Oceans2003:</b> Doesn’t preservation of old structures have an adverse effect on new building projects?</p>
<p><b>Rick Dover</b><b>:</b> To the contrary. A plan for future development in a community that includes the protection of historic buildings actually encourages healthy growth.</p>
<p><b>Oceans2003:</b> If you had to name the most important benefit of historic preservation, what would it be?</p>
<p><b>Rick Dover</b><b>:</b> That’s a difficult question, but if I had to choose only one I’d say perhaps the biggest advantage would be for the environment. Everyone benefits when historic buildings are rehabilitated rather than torn down and tossed into the local landfill.</p>
<p><b>Oceans2003:</b> It sounds as if senior adults and local communities gain the most from historic preservations. Am I right?</p>
<p><b>Rick Dover:</b> I agree they both benefit significantly, but ultimately I believe that future generations will gain the most from our efforts with an improved environment and a legacy rich in an enduring physical history of their local community.</p>
<p><b>Oceans2003:</b> How long have you been involved with historic preservation?</p>
<p><b>Rick Dover</b><b>:</b> Family Pride Corporation and I have been passionate about historic preservation since the company was created in 1993.</p>
<p><b>Oceans2003:</b> Why did you first become interested in historic preservation?</p>
<p><b>Rick Dover: </b>The first building we rehabilitated was for my grandfather. We couldn’t find a senior living facility that would fulfill all his wants and needs, so we decided to create one.</p>

<p><b>Pam Gray, Bonaventure COO: </b>That depends on the retiree’s individual goals. I suggest having a diverse portfolio encompassing all types of investments. This will help diminish risk and strengthen your saving’s rate of return.<b></b></p>
<p><b>Oceans 2003:</b> What if you need your savings for an emergency?</p>
<p><b>Pam Gray, Bonaventure COO: </b>Unless your family’s immediate situation is in detriment, leave your savings alone. If it is a medical emergency, you can always pay that debt off over time.</p>
<p><b>Oceans 2003:</b> Shouldn’t we be saving for our children’s college education?<b></b></p>
<p><b>Pam Gray, Bonaventure COO: </b>You should take care of your retirement first. While I absolutely believe that you should look out for your children’s educational future, you must be able to take care of yourself when you retire. If you don’t, you risk being a burden on your family. Plus, there’s no guarantee that your child will go to college, but there are always scholarships, grants and loans for that purpose.</p>
<p><b>Oceans 2003: </b>What do you suggest for those who have a job but their employer doesn’t offer a plan?</p>
<p><b>Pam Gray, Bonaventure COO:</b> Suggest that your company start an employer-sponsored plan. The worst they can do is say no and then you can look into private options.<b></b></p>
<p><b>Oceans 2003: </b>Do businesses actually benefit from having retirement plans for their staff?<b></b></p>
<p><b>Pam Gray, Bonaventure COO: </b>Absolutely—especially those who offer to match employee savings. These plans can reduce employee turnover, saving the company money in the long run and helping to ensure a highly skilled group of workers.<b></b></p>
<p><b>Oceans 2003:</b> But isn’t Social Security enough?<b></b></p>
<p><b>Pam Gray, Bonaventure COO:</b> The simple answer that question is no. Social Security only pays, at best, 40 percent of preretirement wages.<b></b></p>

<p><b>Pam Gray, Bonaventure COO:</b> Older adults use at least 20 percent of their income for health-related needs.<b></b></p>
