5 Renovations That Will Raise Your Home’s Value

May 17, 2021 By admin

The Linen DuckWhile you might be living in the home of your dreams, there will come a point where you’ll feel that you need more space, or that your home needs an update. Home renovations can be expensive, but if planned out and executed carefully, these can give you additional room and even raise your home’s market value.

The Linen Duck, a furniture store near Franklin TN that also provides interior design services, has listed down the top 5  renovations you can do.

  1. Building up

If building out is not an option due to limited yard space or if your setbacks won’t allow it, consider building up. Do note that this might have major cost implications, depending on the bearing capacity of your home’s foundation.

A more budget-friendly option is to try and keep your additional square footage over the garage. This is because, in many instances, the framing members are already there for your future floor system.

Should you go for this option, begin by coming up with a working budget. Then consult a licensed contractor who can ensure that your renovation plans are compliant with local building codes. Building up takes time, but adding actual square footage to your home is immensely fulfilling and can greatly impact its resale value.

  1. Repurposing an existing space

Converting an existing garage into a new master suite, guest suite, or home office is a straightforward and budget-friendly renovation option. If you have the budget and space for it, you might want to consider building a second structure.

Adding a living space on top of an existing garage could potentially be used to generate extra income as a rental property.

  1. Adding a wing

This is perhaps the most conventional way to add square footage to your home; the construction is typically contained to one area and is less intrusive on daily living. Most homeowners consider this option when they want to add a new master suite, expand their kitchen, or create a larger living or dining space.

You don’t have to be limited to adding a wing; you can even build out and up, which doubles your square footage in the same amount of space.

When planning this kind of renovation work, take into account all the other home upgrades on your to-do list. The Linen Duck team recommends completing all these at once. This may be more time-consuming and will require a bigger starting budget, but at the end of the day, it’s more cost-effective to have it all done in one go than have your contractor divide it into several smaller projects.

  1. Creating a livable basement

Many homeowners underestimate the value of having a liveable basement. It can function as a home gym, an entertainment center, a recreation or family room. If you’re in a storm or hurricane-prone area, it’s a safe and comfortable space to shelter in. Moreover, there is very little structural work involved in this type of renovation.

Plumbing isn’t always the easiest to add to basement areas, but don’t be discouraged. An experienced contractor can find cost-effective ways to fit in a new bath or laundry room.

  1. Updating the kitchen and bath

Renovating your kitchen and bath will not only make your home more liveable but will increase its value as well. The Linen Duck team works with Southern Kitchen and Bath to find the best kitchen and bath solutions for their clients. Budgets should always be considered before starting this type of project, and homeowners must be prepared to temporarily live without these essential spaces, but the outcome is always worth it.

Whether you decide to add more square footage to your home or just update what you currently have, there is no question renovation projects are well worth the time and effort. By creating a better floor plan, adding in essential living space, and refreshing your home’s furnishings and decor, you will no doubt fall in love all over again with your home.
